You were in the room. Here is everything you built with.

Your workbook, the setup interview, the full prompt library, and the Banyan Crossing file all live on this page. Bookmark it. Then come back Monday, when you hand your intern the first real task of the week.

Your Course Materials

Everything here is copy and paste ready.

Your one task this week

Open your tool. Hand it the task you circled on page 3 of your workbook: the full brief, all five layers, and "ask me questions before you draft." Ship what comes back. One task, once, this week. That is the whole assignment. Week two is waiting on page 26.

Onboard it once

Set your intern up before you give it work.

Setup is one conversation. Open a new chat, paste the setup interview from the Setup Kit above, and answer its questions. It covers who you are and how you want it to behave, then writes your standing instructions in 1,500 characters or less. Paste that block into your tool's settings, in the field that asks what it should know about you, and save it.

The test that you did it right: open a fresh chat and ask, "Based on what you know about me, what are five things you could take off my plate this week?" If the answer sounds like it knows your desk at Strategic, you are done.

Then make a Project for a property.

Upload the property file, the leases, the rent roll, whatever you are allowed to load. Set one standing instruction: answer only from these documents, quote the exact language, and name the document and section. Now every question about that property comes back with the page it came from.

The three tools we covered

ChatGPT

MS Copilot

MS Copilot

Your writing and thinking intern. Listing descriptions, flyer copy, tenant and owner email, talking points before an owner meeting. Reach for it when you can describe the tone, the audience, and the goal up front. Free at chatgpt.com, about $20 a month for the paid tier.

MS Copilot

MS Copilot

MS Copilot

Your Microsoft 365 intern. If your day lives in Outlook, Word and Excel, it is already sitting next to the work. Good for summarizing a long thread before you reply and drafting where you already are. What it can reach depends on your plan.

Claude

MS Copilot

Claude

Your document intern. Long leases, contract comparisons, turning an operating statement into an owner summary. Strong with Projects, which keep a whole property file in one place. This is the one to use for the Banyan Crossing file. Free at claude.ai, about $20 a month for the paid tier.

AI is not a search engine. AI is an intern.

Andy failed because he was under-managed. Jessica succeeded because she was onboarded correctly. The same principle applies every time you open a chat window. Here is how to brief your intern every time.

  1. Role: What function is it performing right now? A commercial leasing broker, not a general assistant.
  2. Context: What does it need to know about Strategic, the property, and who is going to read this?
  3. Resources: What should it work from? The lease, the rent roll, the operating statement, the offering memo.
  4. Task: What exactly do you want it to produce? "Summarize the renewal options and the notice deadline," not "look at this lease."
  5. Output: What does the finished result look like? One page an owner can read, numbers in a table, every figure traced to a document.

The quality of what you get back is a direct reflection of the quality of what you put in.

One more rule: a well-briefed intern asks questions before it starts. If it answers instantly, tighten the brief.

Non-negotiables

Nothing confidential.

Nothing confidential.

Nothing confidential.

Owner operating statements, tenant financials, LOI and deal terms, and anything under a confidentiality agreement do not belong in a personal AI account. Strip the identifying details first, or use only a tool the firm has approved for client data.

Trace every number.

Nothing confidential.

Nothing confidential.

Rent, NOI, cap rate, square footage and dates each come from a source document, and a broker verifies them before they reach a client. If AI produces a figure you never gave it, delete it.

You interpret.

Nothing confidential.

You interpret.

AI can find a clause and tell you what it says. It does not tell your client what that clause means, and it does not give legal advice. When the stakes are real, a licensed human reads the original.
